Below is our standard pricing for all house types that are concrete slab on ground homes  with up to 4 bedrooms, 2 bathrooms and 1 kitchen.

Pre-Purchase Basic Building Inspection

A BASIC Pre-Purchase Building Inspection Report is reported in accordance with Appendix A of the AS 4349.1-2007.

The Basic Pre Purchase Basic Inspection Report does not comment on any non-structural element for example ceiling linings, painting, plastering, doors, trims, roof coverings, gas, water & sanitary plumbing, cabinetry, minor structures, fencing, non-structural damp issues, tiling etc.

The following areas will be inspected where applicable:

  • The sub floor space
  • The Interior of the building
  • The exterior of the building
  • The roof space
  • The roof exterior
  • Any part of the property that has lost its designed structural integrity is a structural fault.

This report is usually 10+ pages and includes photos of the structure.

Comprehensive Building Inspection

This includes everything that you see in the ‘basic’ inspection, PLUS we also check:

  • Smoke detectors and RCD’s (safety switches)
  • Boundary fencing and retaining walls
  • Doors and windows
  • Electrical fittings
  • Power points & light fittings
  • Oven, range hood, cooktop
  • Air-conditioning
  • Plumbing Fixtures and fittings
  • Vanity basins, baths, toilets, sinks & taps
  • Kitchen, laundry & bathroom cabinets and benchtops
  • Stairs, Roofing, facia, gutters, downpipes, eaves, barges
  • Vents & skylights
  • Insulation and sarking
  • Driveways & paths
  • Surface water drainage

It is a comprehensive report of the condition and maintenance requirements of your home.

This report is usually 35+ pages and includes photos of the structure, fixtures and fittings.

There are additional costs for Timber Sub-Floor houses ($50). When making payment, please include an extra $50 with your payment if the property has a timber sub-floor.

If the house has a granny flat there will be an additional cost of $100.

More than 1 kitchen or 2 bathrooms?
If the house has more than 2 bathrooms or 1 kitchen there may be additional costs, please call us to discuss.

Need a Pool Safety Inspection?
